Our Policies

• A deposit equal to 50% of the total stay is required at the time of booking to confirm your reservation. The remaining balance will be charged to the card on file 7 days prior to arrival.
• Reservations made within seven days of arrival require full payment at the time of booking. A valid credit card is required to secure all reservations.  Room rates are subject to applicable state and local taxes.

• Check-in begins at 3:00 PM.
• Check-out is by 11:00 AM.

Early check-in or late check-out may be available upon request but cannot be guaranteed.

Guests will receive check-in instructions prior to arrival.

• We understand that plans can change; however, due to the small size of our guest house, cancellations and no shows have a significant impact. We recommend purchasing travel insurance to protect against unexpected changes to your plans.
• Cancellations made more than 7 days prior to your arrival will receive a refund of any deposit paid, less a $25 per room cancellation fee.
• Cancellations made within 7 days of arrival are non-refundable, and the full balance of the reservation will be charged.
• Guests who do not arrive for their reservation and have not canceled in advance (no-show) will be charged for the full amount of the stay.
• There are no refunds for early departures.
• Cancellations must be received by 5:00 PM EST to be effective for that day.

• Our property is a non-smoking environment. Smoking—including cigarettes, cigars, and vaping—is not permitted inside guest rooms or in common areas, including patios and porches. 
• A designated outdoor smoking area is available near the parking area. We kindly ask that guests use this space and properly dispose of all materials in the provided receptacles. 
• Evidence of smoking in any indoor area will result in a $250 cleaning fee charged to the card on file. Additional fees may apply if damage occurs to the property or if extended cleaning is required. 

• Complimentary parking is available in the rear of the property. Each guest room is allotted one designated parking space. 
• Guest parking spaces are clearly marked for guest use. If additional parking is needed, please contact us in advance as availability is limited.

• Our guesthouse is designed as a relaxing getaway. We welcome children ages 15 and older who can enjoy and respect a peaceful atmosphere for all guests. Each guest room accommodates a maximum of two guests and is not equipped for additional guests or rollaway beds.

• While we appreciate our guests’ love of animals, we are not able to accommodate pets. Trained service animals are welcome in accordance with the Americans with Disabilities Act.
